In a recent interview with Lance Hood of Success Insiders, Anthony explained the
importance of understanding capitalization rate, or cap rate, for short. Cap rate is
a formula used to calculate income being generated from property when it is acquired
by paying with all cash. Positive and negative leverage is also connected with cap
rate, which varies from state to state. Anthony went on to explain the importance of
studying and analyzing each property before buying, to be sure the deal will be
profitable.

The process of analyzing begins by learning about the “cash on cash return.” The
“cash on cash” return is how much out of pocket money it takes to actually purchase
the property, and the cash amount that is returned at the end of the year after all
expenses and the debt services have been paid. Without special software available
today, it would take weeks to analyze the numbers, including taxes, insurance,
utilities, management fees, maintenance and rehab amounts needed. These numbers are
used in determining the amount to offer when buying the property. Of course, market
rents must cover these costs, plus a profit, for the deal to be worth pursuing.
